Three Major Developments Bring New Housing and Jobs to Metro Phoenix

The West Valley of metro Phoenix is undergoing another round of dynamic development as three major projects begin construction in Goodyear and Surprise. These additions aim to enhance local housing options, healthcare access, and job creation as the region continues to expand.

Album Surprise: A 55+ Active Living Community

National real estate developer Greystar is spearheading a new senior living project in Surprise — a 161-unit apartment complex named Album Surprise, tailored for residents aged 55 and older. Located at the northeast corner of Paradise Lane and Parkview Place, this four-acre development will offer one- and two-bedroom floor plans, some up to 1,325 square feet.

In addition to scenic views of the pool courtyard or nearby Surprise Stadium, the complex will include amenities such as a resort-style pool and heated spa, fitness center, yoga studio, clubhouse, and sports lounges with large-screen TVs. Reservations for the community are expected to begin by September 2025, with the grand opening slated for April 2026 (Arizona Republic, 2025).

 

Banner Health’s First Major Facility in Goodyear

In downtown Goodyear, healthcare giant Banner Health is set to anchor the city's evolving civic square with its first large, multispecialty outpatient facility. Located near Goodyear City Hall, the 62,475-square-foot clinic will offer a wide range of services, including primary care, orthopedics, cardiovascular treatment, and onsite imaging and lab services.

The location is part of the Goodyear GSQ (Goodyear Civic Square) development, which includes a new library, restaurants, parking structures, and a two-acre community park. Construction is expected to be completed by Q3 of 2025 (Arizona Republic, 2025).

 

Formation Park 10: New Industrial Hub for Goodyear

The third major project, Formation Park 10, is an ambitious industrial park development at Bullard Avenue and Celebrate Life Way in Goodyear. Spearheaded by Formation Interests and Crescent Real Estate, the 44-acre development will feature five buildings, built in multiple phases.

The first phase will deliver 427,000 square feet of industrial space across two buildings, expected to be completed this spring. The project will also include a public park, designed to serve both the development’s workforce and surrounding residents (Arizona Republic, 2025).

These projects highlight the West Valley’s accelerating growth, offering new opportunities for residents, businesses, and the broader Phoenix metro region. With investments spanning health care, industrial infrastructure, and age-targeted housing, Goodyear and Surprise are rapidly becoming vibrant development hubs in Arizona.
